WELCOME TO CHARBONNEAU GREEN TOWNHOME ASSOCIATION
We are a small HOA governed by our own rules and regulations and those of the Charbonneau Country Club.
Charbonneau Green homes were among the early homes built in Charbonneau. Some of our homes were built along the border of the 3rd Fairway of the Red Course and look across at homes on Boones Bend Road, part of another early and much larger homeowners association. The Charbonneau Country Club (CCC) Directory has a map in the centerfold. One can see how we are tucked into this well designed layout of 48 homes.
It is very worthwhile to read through the CCC Directory as it contains many answers to questions a newcomer or longtime resident might have. There is a section in the Directory titled Charbonneau Country Club Covenants, Conditions, and Restrictions (CC&Rs). It contains basic information which is very helpful in becoming acquainted with the general rules affecting all residents.
Homeowners receive an updated copy in the mail every May.
COMMON AREA INFORMATION
Charbonneau Green HOA was built as a “planned community” which means residents own both their home and its underlying lot as specified in the deed. However, by means of the recorded Covenants, Conditions, & Restrictions (CC&Rs) all areas outside of courtyards and patios have been designated as common areas and are under the control of the Charbonneau Green HOA. The Association is responsible for maintaining these common areas. Individual homeowners are responsible for all landscape maintenance and irrigation within the confines of their personal property. Questions about common area boundary lines should be submitted for consideration by the CGHOA Architecture/Landscape Committee.
CHARBONNEAU GREEN DUES & FEES INFORMATION

The repair of roofs, siding, fences, gutters, patios and brick pillars are the responsibilities of the homeowner.
The annual premium for Charbonneau Green Master Insurance policy with State Farm Insurance, runs from December to December; an invoice is sent to homeowners by the Charbonneau Green Treasurer in early November..

All Charbonneau Green homeowners are members of the Charbonneau Country Club (CCC) to which they pay separate monthly dues. Notices are sent by CCC to homeowners in December. Residents may pay their dues either quarterly, bi-annually, or annually. Homeowners have the option of paying the monthly fee. Unpaid dues are delinquent after the 15th of each month.

There are also many activities held at the CCC Clubhouse that are available to all Charbonneau residents.
CHARBONNEAU GREEN ACTIVITIES
Our Board of Directors holds regular monthly meetings at the Charbonneau Country Club. Charbonneau Green is one of the smallest associations in Charbonneau. All efforts are voluntary and cooperative. During Covid-19 restrictions, the board meetings convene via Zoom.
We are proud of our board and the conduct of the Association’s business. Our monthly newsletter will inform you of the time and date. We send a month email announcing the time and place of the board meeting, including a Zoom link if appropriate, so please be sure we have an up-to-date email address for you.
Our official annual meeting for elections will normally be the 3rd Wednesday in May each year, time and place to be announced.
Charbonneau Green Annual Winter Holiday Party for all residents is normally held at the Charbonneau Country Club. This fun Holiday gathering is postponed until a time when we can meet in person.
The Charbonneau Green pool is located between Cypress Point and Carmel Circle.
Each Home has been issued a key to the Pool, and it belongs to the homeowner. Loss of the key incurs a replacement cost.
The pool is usually open from Memorial Day weekend to through Labor Day weekend.

Annual Charbonneau Green Summer Poolside Party!
In August each year our residents gather for an early evening picnic, with a location and date to be announced. Neighbors should bring their own beverages.
The pool house is used for storage of “touch up” paint for house and trim. A display board guides Homeowners to the color paints for each house. Be mindful of the time when paint is checked out as often there is someone else waiting for the same color.
The pool house area has been designated to be the place to gather in case of a disaster.
